The future of Spanish property in Costa del Sol
So what happens really href = "http://www.spanishhotproperties.com/Spain/Andalucia/Costa_Del_Sol/1/index.htm"> Costa del Sol property when all business gone and what will be the component of the international community when things get better? Managing Director Nick Stuart Spanish Hot Properties recently made some comments and interesting observations about the future for the Costa del Sol and the Spanish property market.
"This week I visited an exhibition of the CADE Andalusian International residents supported in doing business here in Andalusia. No keyword is innovation and with this aim through Junta de Andalucía and the European Union subsidies can and can not provide funds for projects involving information and communication but more importantly are new ideas are not bought on the market before. Last year we supported the Internet Channel A Sun TV channel to promote Andalucía of English-speaking community and on October 15 will have no second Costa del Sol Business Awards exclusively for international companies doing business in Costa del Sol Most importantly, the Board wishes to take on the enormous amount of business resources and ideas of the great international community already living here in Spain. The municipality of Mijas has 42% of its population of international residents and, indeed, is probably more than 50%, because these figures do not include International residents not registered in the municipality.
So you are probably wondering what this has to do with the future of Costa del Sol property. Only you have to look at my own personal situation to see what kind of person that the Andalusian is trying to target. I came to live full time here in Spain 2002 and one of the reasons why I could do this was my job or the fact that it was self-employed and my clients do not need to see me in the day to day and surprisingly saw most of my clients when I moved to Spain than it did before. All you need is a phone and an Internet connection. At that time they had the benefit of a type € .1.65 change but the choice of lifestyle was good and you can buy property at affordable prices compared to the UK, however 1 year later was starting to be more difficult. So the Board wants more people like me who plan to do business here in Spain or simply self-employed people who no longer have to be there full-time and the countries that people like me who pay taxes here is that I'm really happy to do so.
The reason I mention all this is that we are already seeing the most sales offers of goods and forced to be removed from the market and bought the Costa del Sol and property, in fact, these properties are being bought at prices that could not be built today. Therefore, it could easily argue that the Spanish property in Costa del Sol is now undervalued. So what happens when all this stock market is taken? A development in Los Naranjos de Marbella in Puerto Banus is a very good example of what is likely to happen when, in June and July could buy distressed units from € 180,000 and € 200,000. These units have been sold and the cheapest unit available now is € 225,000, which presents a major physiological problem for those who missed and must pay 10% more or not buying at all. So sometime in the next 3 years house prices will rise and people who do not own homes here probably have to search other parts of Spain as a lot of people will have a purchase price from here and we will go back to 2007 days where people buy in Costa de la Luz and Costa Almeria because they could not afford to buy in the Costa del Sol
So the circle and in fact the future of the Costa del Sol property market and will not be in the holiday homes of its international average person, but it will be for those who want to come and live in Spain and change is life forever. These are the people the Andalusian aims, and that will enrich the people of Andalusia. They also know to become Málaga in the third international airport Spain and the great technological park of Malaga that are better able to attract business and people who want live in Spain. For me the worst of the Costa del Sol is in fact one can live here without having to speak Spanish, but many see that as a huge benefit.
So seriously were in the bottom of the market in Costa del Sol and you do not buy now is likely never will. "
